Real estate transaction without agents involved

Alright I’m sure this subject is beat to death here but I figured I’d see if my situation was any different. Looking at buying a place from a friend of mine who is offering it to me at a discount before listing it. Basically the price he wants now (which seems fair but obviously will be appraised too) is his walk away price but he said if a real estate agent is involved the price would increase to pay their commission as the price we’ve discussed is what he needs to walk away from the deal with.

Assuming I go through without an agent what areas would I be shooting myself in the foot. We have an attorney who is going to draft all the documents, appraisal will be done, and I will hire a home inspector on my own. Is there something glaring I’m missing which would be worth the extra expense of a realtor.

Yes I realize the seller technically pays the commissions but as outlined above he would raise the price by that amount to leave his final dollar the same.
