It feels like a starting point. Suggested retail price. Then a house lists and it goes straight to Amazon like conditions where it’s purchased for 20-30+% over market value/appraisal value. Or they go 5k over price. There’s no telling which is gonna be the one with 4 bids or 22. Forget a pool house. We were completely priced out of that in 6 -8 months. Redfin has even stopped trying to estimate home values in my area( SD/Temecula). It actually says unavailable for pretty much everything. It’s basically a giant silent auction.
