R/Real estate Texas

My mother owns a home that is paid off in Texas. It is an older home that needs a lot of repairs. Roof needs repairs and has asbestos siding. It was built in the 1940’s. It has never been remodeled. It does not currently have home insurance. We are looking at getting insurance for it to obtain a home equity loan,to remodel and repair the home. The home will need an inspection done on the outside, just looking at it , I’m afraid it will not pass. Any advice that can be given, is greatly appreciated.
