I’m looking to buy a house that has a detached ADU. It has the proper permits and on the deed but does not have a CO. Since it’s on the deed, and built in 1924, it’s also grandfathered in. The tax record shows about 1000sf but that’s not including the ADU, which is about 450sf.
What kind of roadblocks will i face in the process of getting it legalized? Will the appraisal come back way under? My lender has already reviewed the situation and said I won’t have any issues with financing.
