I have the chance to buy a two Barn 5-acre land for under 75k with electricity provided to the land. it had a perc test done to the land in 08 however from my expertise that is way too long ago and if I wanted to build on the land I would need another perc test. Now the FEMA flood map shows that 80U% of the 5.6 acres is a flood zone due to a river/ creek that runs through the northern half of the property. My question is, what if…I just ya know, dredged out the creek more with an excavator or put soil around the river bed to stop the overflow of water into the land? would that work has anyone done something like this?
