Paranoid about appraisal

Hi all I’m looking for some advice,

I currently have a pending offer I shot on a home with little to no contingency’s its a 1980s home in Vancouver Washington in a 800k neighborhood, in a culdesac with a wooded view of a burnt bridge creek. the house is a 1650sqft home on .41 acre and was listed for 450k after a bidding war (escalation clause) I won the home at 485k. The house and property in general is in pretty great shape for the age and has been well maintained although the deck has been deemed unsafe but this I believe I can DIY since my best friends a GC everything else is great.

I’m new to the market and I felt extremely confident that the house would appraise due to zillows estimate of 530k. Once my offer was accepted the estimate dropped to 484k now its at 480k after the inspection. I’m afraid I may loose my deposit due to a very low appraisal and my 22AD is 15k and anything more than 10k I do not believe I will be able to close due to lack of funds. My agent encouraged me to increase earnest money for low appraisal and now I’m regretting it and feeling anxious.

The appraiser should get to checking out the house soon. Here’s the address 2309 NE 45th CIR 98663. Just looking for a seasoned persons advice since my realtor does not want to get my hopes up.
