So I’m prepping my condo to be listed in the next few weeks (signed with agent, hired packer/movers, started approving quotes for cleaning, painting, handyman, etc.), and one of my comps was a condo across the courtyard, only about 30 sq ft bigger, and had sold in July 2020. Agent and I agreed upon my list price based on their sales price from a year ago.
I keep checking MLS for other listings near me, in case they might affect what I want to do with painting/staging/etc. and list price, and lo and behold, today that condo was listed, BY MY AGENT, for $50,000 more than what we had decided to list mine at.
I emailed her to ask if we could discuss Monday and see if we could maybe change my possible list price based on how the market reacts to this new listing, but I’m a little sad/angry about the whole situation. I get that she probably didn’t want to tell me she was about to list it, but dang. DANG.
Any advice on how to handle this moving forward?
