Off market offer.. WWYD

Hi all! Need some perspective here. We recently bought a house and are about to list our current house for sale (was going to list in one week). Our realtor knows a couple looking to purchase.. they saw our house, and put in an offer. Our home is a starter home but in a great location of town. They offered 15k over our listing price, cover first 5k in appraisal gap and cover 1k in things that come up in inspection. We know our house needs work and have been very up front about that (our realtor is also representing the buyers). Would this be an offer you’d not list your house for? I’m so emotionally attached to our house and it’s a couple that wants to start a family.. so I don’t want to be greedy because we were like this couple 6 years ago, but I also want to protect us from paying too much out of pocket. Would you just list and see what other offers come in?

*Edit to add.. how do you know it’s a price you’re good with? I mean.. with only having one offer so far we don’t know what it could really go for
