I’m buying a home in New Mexico. Like everywhere, it’s been a very hot market here. We’re under contract and waiting for our appraisal report (appraisal took place last week). We should have it back this Friday. We have a great realtor who suggested it was overpriced at listing. We made a deal for under listing around $115/sqft which seems to be on the lower end of average for recent comps in the area. This neighborhood has had recent comps from $110 – $130/sqft. The home is in great shape, less than 15 years old, and is in a good neighborhood. It also has upgrades throughout (flooring, shutters, full landscaping, etc.). My worry is this: per square foot the price makes sense. The problem is, it’s one of the largest homes in the neighborhood and there haven’t been others of a similar size sold recently. It’s a bit under 4000 sqft and comps in the neighborhood are consistently around 2500. So, even though those properties are in similar condition, they’re more than 1000 sqft smaller. This home also has one of the larger lots in the area. So my question is — do you think this will appraise?
