New York State: I’m buying an investor owned Zillow listing, bad idea to get a lawyer to represent me in the details of the transaction (search and survey, etc) , but do all the negotiating with the seller’s agent myself ?

I’m paying cash because it’s a distressed (i.e., not mortgageable) property that I will fix up (I’ve done some plumbing/electrical/carpentry in the past ; this is my third fixer-upper). Also , the home sold for mid 20s two years ago, now they are asking mid 100s. No work done, house was vacant, seller apparently thinks hes sitting on a gold mine.

I know I need a lot more information about this, just started looking at it.
