Need some advice on $315k property

Just got an offer accepted on a house. List price was $329,000 and we offered $315,000 and the seller accepted. They needed to sell fast because of their relocation company. The house is in Rockford, MI on the west Side of Michigan.

2216 sq ft. 3 bed 2 bath. Above ground pool. Seller disclosure sheet states the house was built in 1995 with original roof and furnace. A/C unit is 10 years old so we should be fine there. Original windows as well. We have our inspection this Wednesday, but my concern is the roof and furnace which are huge concerns lol. What to do? We love the house because overall, it’s in great shape. The “bones” maybe on their last legs?
