this house’s offer was accepted as $242k in san antonio and during the inspection it showed foundation probs. Had one foundation company give a quote during the option period and it was $13k. The seller agreed to paying $23k to include potential pipes breaking/re-grading the perimeter after the work.
Cannot get a structural engineer to come out in time to evaluate before closing on the house.
Would you say it is safe to close on the house first with receiving just $23k, get a structural engineer, and get quotes from multiple foundation company to do the plan laid out by the structural engineer?
I am worried that the engineer might determine something way more than $13k and then we would be short with money to repair the plumping issue/re-grading from lifting the back of the house 3inches.
