My family and I are buying in the Atlanta suburbs and our offer was accepted on a house.
We were lucky enough to get an extended due diligence period and as expected, we are having a few doubts about the property after the inspection report.
These are the major takeaways from the report:
Roof needs immediate repair / replacement. (the sellers gave us credit to go towards roof replacement, but it is not enough) Needs new A/C unit. “non-functional condenser unit” Poly-butylene piping for the water supply. Damaged siding from moisture.
And on top of all this, there is tree overhang (caused by a neighbor’s tree) hanging over parts of the roof.
For me, the poly-b piping and the roof is my biggest worry.
I also thought of sidelining buying a house till the market cools down, but our current place is horrible. We can’t live at the current place for another 3 months. I also don’t want to take on a house with a lot of issues since that would cost us more down the road.
What do you guys think? Is this too much of a hassle, or simply a by-product of buying during this crazy market?
