My realtors are a bit sus.

I hope this is allowed on this sub. My english is also a bit lacking so please bear with me.

TL;DR: My realtors showed me apartments that are priced the same as the apartment I want to sell, even though mine is more valuable. They gave my apartment the low price. Am I lied to by my realtors? What should I do?

I’m currently trying to sell my apartment (3 rooms). I want to buy/change to a sunnier apartment (2 rooms is ok).

I asked to see some offers too since they kept showing my apartment to clients and I never went on a tour. So they took me yesterday.

They showed me 2-room apartments that are by 10 square meters smaller than what I have right now (but with the same price).

They also were heated by the city central (in my city its more expensive to pay for city delivered heat than if you’d have your own gas boiler). My apartment has a gas boiler.

And it made me start thinking.

I asked them why is my apartment priced so low? My region realtor told me that basically my walls are shitty and the electrical should be fixed. Its also a lived in apartment so they save it for a different type of buyers. I took a bit of offense at it so maybe im a bit dramatic but I still think he is downplaying my apartment.

-The electrical was changed 10 years ago and there weren’t any issues this entire time. I do think I should call an electrician to give me an ok though.

-The walls are very well done. They’re leveled, have a good coating. I do agree that repainting would make the apartment look nicer so I will do that.

-The location is super good. The apparent downside is that its in sovietic building? But all the apartments that were shown to me were also in sovietic buildings??

Also, during the tour, I kept noticing things about the apartments, like, weird angled door frames, uneven walls, uneven floors. To which my realtor always found excuses.

Today I told my realtor that I cant show the apartment to clients due to getting sick. And he basically told me that he stopped finding clients since he found someone (a friend of his) to buy my apartment. I know that he is going to sell it with a pretty low price. And I dont like it…

So now Im in a weird situation. I dont trust my realtors as much and I want to increase the price for my apartment, now that I know what kind of apartments you can buy with this kind of money.

Am I being overly dramatic? Am I right to suspect them of foul play/lies? What should I do?
