I originally signed a 12 month lease. My LL was afraid I was going to leave early, so he asked that I always stay at least two months ahead. I agreed.
My work location moved 30 mins farther about three months ago. On April 1, I asked my LL if he would be willing to put the place up for June 1st (lease ended August 1)….as I would rather not have some sub letter use it at a crash pad for 60 days (he agreed initially that I could sublet).
He said no problem, I’ve been a great renter and he will gladly list it. He got somebody in one day. I even told the LL that the renter could move in essentially two weeks early (on my dime since I had already paid for the month) and LL appreciated it. That new tenant moved in May 15.
On May 15, I reminded my LL that I prepaid June and that in addition to the security deposit I should be getting June back. He said he will check and run the numbers and get back to me on the 1st.
I called him yesterday morning. No answer. Left a message for him. No return call. I texted him asking about security deposit and the month. He said he hadn’t run the numbers yet but would get back to me 6/2.
I called him at 7pm today. No answer. Texted him. “I’ll check and get back to you.”
I understand that you don’t get the security deposit back right away sometimes. But he has one month of rent ($3000) that he has now owed me for two days.
At what point do I start being forward about this? I’ve considered knocking on his door. I’ve also considered saying “hey if you don’t have the security deposit no big deal, but I’m stopping by to pickup the $3000 tomorrow.”
What’s normal course of business here?
