Misrepresentation in listing

My husband and I have been house hunting for the past 4 or 5 months and after around 14 offers being rejected, we had one accepted. The MLS listed it as over 2200 square feet and included a sunroom which “is NOT included in square footage.” We were told they had an appraisal done and was asking what it was appraised for. So our bank does the appraisal and it comes back at over 300 square feet less and $14,000 under asking. It looks as though they were including the sunroom in livable space but listed that they weren’t. We contacted the selling agent about the appraisal and her answer was that she “lost it.” I’m not so much concerned with the square footage being less, but I can’t afford $14k cash. The seller said they would do what they can to make it livable space but that means getting rid of a lot of what we loved about. I don’t understand why they’re willing to put more money into it instead of just coming down on price. I just want to hear different opinions as we’re out $2000 if we back out but I feel as though the listing was very misleading.
