(Middle TN) Please help me figure out if this “inspection van” landlord sent to home is legit. I believe he is in the middle of a fraudulent home sale. He is threatening violence if rent is paid on Dec 1. I have documentation of everything. I just need help connecting the dots.

No front plate, phone number or website listed anywhere I can see. Weird writing on the driver side window (what is that??) The ONLY photos like it that I can find when I google “Tricon Residential van” are tied to a FB account that uses the name of an LLC that doesn’t even exist, with the phone number on the van not even being that of an actual TRICON RESIDENTIAL phone number when you google it and is tied to weird hyperlinks and a single (foreign?) FB page with a picture of a TRICON “for sale” sign and a weird post about not being able to prove rental income because they rent to people out of state. The page is coincidentally not only FB related to a GA church (my landlord used to be a pastor in GA), but i have found several other connections to my landlord and/or his friends/associates to this exact account but i still have no idea what is actually going on.

The only images that pop up when you google the phone number of this van-wrapping person from their FB page are multiple angles of a van that looks just like this along with one of a house (which is tied to the weird FB post) and one of a picture simply stating “SCAM.” WHAT?! I found only one other photo of a van that looks like this but the phone number was blurred out in google. Why would anyone need to blur out the phone number of a public legit company????

To make a looong story short, the landlord never got consent from my mother to hold an inspection this day as he refused repeatedly to give her ANY information about who would be doing it, how long it would take, etc. (Lease states you need tenant’s consent to hold house inspection). The landlord went from claiming the inspection would take 2-3 hours and HAD to be done that very day because the inspector was booked for the next 10 days straight, to suddenly claiming it would only take 30 minutes now and he would be coming over the following morning with the inspector whether she liked it or not. She lives in a massive 2 story home. What sort of legit home inspection can be completed in 30 minutes????? She told him she would call the cops if he showed up to her door. He told her to go ahead and he would see her there at 8:00am sharp the next morning and he would show the police the contract proving he had a legal right to be there.

Sure enough the next morning an “inspector” and the landlord showed up only for them both to leave after 5 minutes of the inspector standing outside my mother’s front window by the van and the realtor standing in our driveway on the other side of the house with neither of them ever making any attempt to even knock on the door before bailing. My mother never contacted the landord after they left. The landlord emailed my mother a couple hours later stating that he went to her house that morning (no shit!) but drove there simply to tell the inspector that no inspection would be taking place that morning. I’m not joking. The guy in the photo next to the van is holding a cell phone and so the landlord could have just called, texted or emailed him before he drove all the way there to let him know that no inspection would be happening. My sister went to the house right before they got there just in case shit went down, so we think the landlord seeing an unfamiliar car in the driveway scared them off.

The landlord sent a series of emails right after that stating that he is VERY concerned because he still had not received any rental verification requests from anyone for her and since they were now “near the wire” he wanted to check with her as to the status of her finding a new place to live as she only had until December 2 to vacate. He added that she had been a fantastic tenant with a perfect payment record and he would be highly recommending her to whomever she wanted to rent from. She replied that she wasn’t vacating December 2nd and that he could go eat shit because she knows her rights. He lost his mind and and started threatening violence, IMMEDIATE eviction with a sheriff coming to the house to arrest her on November 29th, blah blah blah. All of it bullshit. Truly unhinged and she has it all in writing.

there is MUCH MUCH MUCH MORE to this story but what I want to know is what on god’s great earth would EVER make a landlord’s agent (supposed best friend, too) voluntarily open himself up to so many legal ramifications by not only doing these things, but also leaving a paper trail of it all, and all for an arbitrary vacating date of December 2nd????? He’s telling my mom no rent is due December 1 even though she’ll still be legally residing there and that he and the owner are both totally fine losing out on the rent for December 2-31. he says she can move out December 2nd and he’ll talk to the buyer to see if they want to be her landlord and she can move back in. he’s supposedly selling the house to a rental company (Tricon I guess?) so why the fuck wouldn’t he just ask them that first??? None of this shit makes any sense at all.

Please help me solve this mystery!!!!
