Manage Neighbors Empty Property?

Hello all.My neighbor’s grandson inherited the property next to mine and does not have the energy to tend to it. Its has 2 separate houses. He rents out the front house to tenants and started to fix up the back house but gave up after it was vandalized. It has been empty for years.We fixed up the back house on our lot and have been doing well using it as an Airbnb. I’d like to approach the neighbor about managing his back house. Kids sometimes tag the outside with spray paint and break the windows. Since he doesnt live here, he doesn’t care and just lets it go to waste.

Outside of asking to split the lot and buy the back property is there a wise way to approach him about letting us fix up the house and rent it out? It would cost ~$10k to get the house fixed up and I want to ensure I have time to recoup my investment and ROI. Im sure he’d be open to working something out as long as its not selling the property.
