Love it or list it… in real life. Help me decide?

I’m trying to decide if it’s best to sell my house or just content. There’s a lot of factors, I’m going to do my best to be thorough because typing it out also helps me think.

We bought at a great time. We have a 5 bedroom 3k SQ ft home that we currently owe 240k on 20 year fixed mortgage with a 2.5% interest rate.

Things I love about our home: Affordability. We are very comfortable. Our combined monthly take-home is about 10k and our mortgage payment is $1776. It’s a good layout for us for the most part. Plenty of storage and space for our family of 8.

Things I dislike: Didn’t realize how busy our street is. It’s a small residential neighborhood, but close to 4 schools. Cutting through our neighborhood avoids the traffic of the main roads with the schools so cars in a rush whip through our neighborhood stupidly fast. I do not let my kids go out front at all.

I would also love a pool. We live in Yuma where it’s really hot and sunny. We were in a rental before with a pool and used it every single day. I didn’t want a house with a pool though because I had a recurring nightmare of my baby drowning. Now all my kids can swim and I really would love to have a pool.

We don’t get along with our neighbor. There’s this feud with him and my dogs.

My father in law had a stroke and our house is split level. He doesn’t come to visit often but when he does he is confined to one room because he can’t do stairs. This is only an issue like twice a year but still listing it.

Okay so a house came up a few minutes away that has my dream backyard. SQ ft wise it’s about the same size. Layout is different and no split floor plan. More accessible for father in law. Still same number of bedrooms. The yard is just a dream. Beautiful pool and spa. So many beautiful plants. It’s like a tropical paradise back there. And it’s on a cul-de-sac. And it backs up to a field so no neighbors behind us. It’s a much quieter more secluded neighborhood. Other upgrades about this house is a lot of smart home integration. Surround sound. But mostly the yard is my biggest thing.

This house is 567k. Realtor said our current house would likely sell for 480. After fees and whatnot she says we would walk away with 210k.

So with those numbers what do you think? Plus just the hassle of moving.

Is it smarter to just stay in our house with all our equity or sell and upgrade and use that equity to make life more enjoyable? But will we struggle with the higher mortgage?
