Hello everyone, I am looking to purchase some mountain property in Colorado but I am struggling to find exactly what I’m looking for and am hoping someone on here may have some ideas. So first the wish list a property between 5-40 acres, with a decent view, forested, and preferably running water. Unique rock outcroppings, existing well, septic, electric, phone, internet are all plus’s but I’m not concerned if I have to be the one to put any of those in. Hoping for no more than an hour drive into Denver proper.
Price is an interesting question as I’ve noticed in my searches it varies widely (example one property is 10 acres and is 125k while another 2 acre may be almost 400k. The price does not seem to be indicative of services in place or water access which make it a bit challenging. Of course cheaper is optimal but I can comfortably go up to 250k and still have plenty of room left over for my build plan after land purchase.
So my question is who can recommend the best way to track down the true gems in the field? Or who knows how to find and buy unlisted property that would the criteria above for a reasonable price? Any advice is appreciated.
One small addendum I am willing to consider smaller properties that would meet the above criteria but would be expecting a much smaller price.
Lastly recommending places with chill building rules is an added bonus as I am a DIY person and while I intend everything to be code or above I do prefer to have an idea how annoying the local county can be before hand.
