Living in HCOL East cost area and want to invest out of state, getting into real estate investing

Young and looking to invest in real estate early as possible with savings that aren’t going into the stock market or crypto.

I am new to real estate investing, have very good credit, $50k for down payment, 100k+ salary, and would like to invest outside of my area. This is due to the fact everything is way too expensive where I live, and most of the surrounding areas.

Any advice or opinions on how to get into this and learn how to execute such a method?

Anyone who has done this before, your advice would be greatly appreciated.
