Learning materials & license(?) For first time home buyer, future investor – NYC

Currently ($80k salary, $40k saved) saving up for my first home/property, expecting to be at $100k salary soon and looking to purchase when I have at least $100-$200K saved with my brother splitting cost of mortgage ($60k salary). I’d ideally like to find a place in NYC to live and househack while saving up for another property. What would be the cost of the property/mortgage/down payment I’d be looking at that would be within my means? What do I need to consider in order to figure it out myself?

That being said, I’m not sure what resources I need to look into in order to equip myself with the knowledge to make good purchases. Is there any advice on this front? I’m eager to learn more as a first time home buyer and future RE investor and am able to spend $800 towards learning materials.

All attempts of research direct me towards the pre-licensing course, which I’m curious to know: at what point in my RE journey should I look to getting a license? Will it be helpful for my goals?
