I may be wrong here because I’ve never been a landlord and have no desire to ever be one. My current apartment that I am moving out of soon into a house has a one year lease agreement from July to July. The landlord was bragging about how he got all tenants (about 8 units) on the same lease timeframe from July to July and how great it is. He thinks that this area July 1 is an ideal move in time because of school and its before the July 4 holiday so tenants can enjoy the holiday activities on the area. I think I would still be unpacking on July 4 if I just moved July 1st. Also if people renew it might be easier to do everything at once but if one year everyone decides to move June 30th they will be left with 8 apartments to rent all at once. He also thinks that the tenants appreciate the 60 day (instead of 30) move out notice required. I don’t agree with that either. 60 days is hard to plan for a move, if something falls through you are stuck because you gave such early notice but it gives him more time to rent. Do other landlords also do this nowadays?
