Land loan for adjacent property

Complete newbie and first time home buyer, currently closing on a new build home. The builder said he will also sell me the vacant lot next to my property. If I don’t buy it, however, he is going to build a monstrosity of a home right next to me starting next month, ruining the view.

I am very motivated to buy the land, but also don’t want to make a poor financial decision. I used a VA loan to buy my home and was told there’s no way to incorporate the land next door to my current loan. Are there options to buy the vacant lot without a huge down payment? Can i (or should I) borrow against the value of my new home, which already has equity because of this crazy market? Can I later merge the properties together? Should I try to get some kind of farm loan since there are more grants available?!? Any advice would be greatly appreciated.
