As a disclaimer, it was MY first home buying experience but my husbands second.
However, first experience for me, not knowing what to expect, it went exceptionally well… especially considering this crazy market!
We were quite specific on certain criteria we wanted/needed. We had honed in on two or three neighborhoods we knew we would want to be in based on its location, amenities, schools, and prices. Our real estate agent happened to live in one of them which ended up being a huge advantage as she lives on the Main street and knows many residents.
In one month, we viewed a total of four homes, 3 being in her neighborhood. We put an offer on the first one and it was not accepted. Viewed two more and didn’t like them enough to put an offer.
Realtor catches wind that a woman is selling her home a few doors down, but doesn’t know when nor knows nothing of the home. So I get the address and Zillow it. Turns out this woman had just bought it a year ago and Zillow had updated photos and listing. Well… this house was exactly what we wanted. Realtor writes a little note telling the potential seller about us and let her know we’d be interested in buying if they planned to sell. Seller calls realtor a few hours later and says yes, it will be FSBO, sign will go up next day, and open house the day after. They didn’t put it on MLS or anything.
We go to the open house and LOVE it. Seller is there so we chat with her for a bit. Turns out she was in the middle of a break up, was engaged to be married, and decided to pack up and move to Europe. Which is the story of why she was selling it after a year. The house was updated and in great condition.
We immediately offered asking price. Within a couple hours she called back stating she’d accept if we agreed to waive appraisal contingency. Fine- we are mostly confident it will appraise anyways. We were her only offer all day, but she was eager to sell.
We started the process, set our closing date exactly five weeks out. Inspection was good. A few minor things but nothing major. She fixed everything we asked to be fixed with no issue. Appraisal came back today at $5k over our offer, so clear there. Assuming we will do mortgage paperwork next week and then we close next Friday!
All I had heard in this current market were nightmares of bidding wars, cash offers, multiple offers, viewing 45 homes, etc and was dreading the whole thing. But really due to being in the right place at the right time we secured our dream home in a fantastic neighborhood. Still just shocked how relatively easy and quick the entire process was.
