I’m currently trying to buy a house. There are 2 things from the disclosure that stick out, and I read that these can be huge red flags. The following are checked “yes” on the statement.
Are you aware of any past or present water leakage, accumulation, or dampness within the basement or crawl space?
Explanation: Small amount during last hurricane rain. Installed new downspouts & extension pipes. Build up dirt around perimeter of house.
Note: There are no sump pits/sump pumps installed.
Are you aware of past or present dryrot, termites/wood-destroying insects or other pests of the property? Are you aware of any damage caused by dryrot termites/wood-destroying insects or other pests? Is the property currently under contract by a licensed pest control company? Are you aware of any termite/pest control reports or treatments for the property?
Explanation: Removed all old wood in basement. Had treatment for termites completed. Very small signs, whole house was treated outside.
Unfortunately the houses in the area sell so quickly there’s no way to get an inspector in time according to every realtor I’ve talked to so far, what should I do in this situation? I’m going to go see this house tomorrow.
