Is this book worth reading?

Hi,

I’ve been interested in real estate investing and I’ve been doing a lot of self-educating since I’m currently building enough capital to start investing. I stumbled upon “Real Estate Finance and Investments” – William B. Brueggeman and Jeffery Fisher (14th ed.) and looking through the table of contents I thought it would be a worthwhile read for relevant investing strategies.

I’m still reading through it, and I feel a little overwhelmed by the sheer density of information being presented. I was wondering if anyone else has read through this textbook and if any of the information is relevant to real estate investing today? If so, please elaborate on how you’ve applied information from the book in finding/making deals. Should I read a more updated edition of the textbook? If not, why not?
