Is this a good SFH investment?

Longterm tenant is living in a 2 bed, 1 bath for $840 per month. The bath is on the 2nd floor. My monthly utilities/expenses would be $492. $1000 minor rehab. Monthly net $205. Seller has come down to 100k “their final lowest offer,” from my 92k initial offer. I don’t like the fact that it doesn’t have a bathroom on the first floor. Is this common? Home is off market and in pretty good shape. I have calculated a COC of 9.45
