I have a SFR in a HCOL/rapidly growing city that has been going through perennial bidding wars for the past 6+ years. While my house is not perfect, its a rare SFR at a starter home price point- which has had little to no inventory in the past year.
We just put it on the market last week and on the offer deadline 6 days later…got 0 offers. We had an open house, decent foot traffic and multiple people who asked for the inspection report (which reported no major issues) but it seems as though no one wanted to put in an offer.
Is that something that is new now? I felt like we did everything right- we staged it, held the open house, put an offer deadline and got clean pre-inspection/sewer reports with some good marketing stats and traffic. Is there anything else I can do now or is the market just not into multiple bids anymore because of the trepidation with rates and buyer fatigue?
