Insurance on a Townhouse

An offer I made for a townhouse was accepted. In the option period now. It’s like a duplex where there’s 2 units per building. The HOA does not cover the shell of the building. They only maintain community grounds like the parks.

My insurance agent seems very apprehensive about being able to cover the property. She said if the owner of the other half doesn’t have coverage on the roof and there’s hail damage I could be forced to pay for all of it. She said there’s other things like this that I could run into as well if there’s some sort of damage to the whole building.

My question is, what other pitfalls can there be when it comes to insuring and even just owning a townhome in general?
