Hi all! I’m a FTHB in WA state north of Seattle in a super hot market and it’s a terrible market where everyone is waiving inspections but in our area sellers are not providing pre inspection reports. My agent is telling me there are other offers on the table with inspections waived and the only way to compete is to waive inspection as well. (I had wanted to at least keep pass fail). If we waive inspection, and our offer is chosen, are we able to ask for an inspection after contracts are signed just for information purposes only, not to negotiate?
My agent says no but sometimes I feel like her only goal is to get us a house at any cost and get us off her books so to speak. I feel like if we went this path and waive inspection like the other offers have done I’d want to know what sort of issues we were looking at to better choose my loan options to adjust how much cash we’d need to bring to closing if something came up that needed to be seen to ASAP. Or if something huge came up, we could protect ourselves using other contingencies. We don’t have time for a pre-inspection unfortunately.
So can we ask for an inspection after contracts are signed if we go ahead and waive the inspection and our offer is chosen?
