My realtor stopped by to check out our house the other day, shared some comps and suggested we list at $230k. The comps she showed indicated two things 1) houses listed around $230k sold between $260k and $270k and, 2) houses listed around $250k sat for a bit before selling around $245k
I completely get where they are coming from listing low. Drum up interest, get people to come in, get multiple offers. But when I look at the current state of our neighborhood, most comparable houses are listed between $250k and $280k. There is not a single house listed below $250k. Our house is upgraded and in good shape, and similar houses with no upgrades, “grandma” style, poor pictures, etc. Are being listed at $260k+. I would not be happy with selling under $250k and I worry that by starting so low we’re inviting low offers. They are also suggesting full staging, professional and drone pictures, etc. Which I am all for, but doesn’t seem to match this low ball price they’re suggesting. That said, I’m no expert and would love any insights on this?
