We are in CA, USA. We are about to bid on a house and we don’t have an agent yet so the seller agent has agreed to give us a percent off if we use them as buyer agent. Are there any legal protections that ensure we don’t get ripped off in the deal? Eg I know the agents reach out during the process if your bid is second or third highest, are they legally required to disclose the correct amount? Can we get ripped off in the purchase somehow because of not having our own agent?
