If a cash buyer in Boston suburbs, is it better to wait on home purchase until 2023?

We have significant principal in our current home out of state which has appreciated 200K in two years. We’ve saved for many, many years and pulled money out of stock market in November ready to purchase in metro-Boston (Essex County or Middlesex County). Bidding wars this year priced us out of homes we could’ve purchased last year. List prices were 10% above last years prices (which we could’ve afforded) but bidding wars drove prices up 20-30%. Curious about educated opinions on whether waiting until 2023 to buy house if cash buyer?
