Ideas on renting entire home but still gaining access to the house for repairs?

Wondering if anyone had any ideas… I have a place where I don’t stay there full time, and am considering renting out a furnished room. I need to come in and make repairs as needed for an adjacent unit. Pretty much the tenant would have the whole place to themselves but I would charge as a bedroom. But I really want to rent the whole place out but need access at times. It seems like the room option is best to allow me to come and go as I please? Or what do you suggest?

Another thing is that this place is in a Bay area city that is extremely tenant friendly so I need to minimize risk as much as possible. Any thoughts?
