I had a chance to buy in 2021 after a long search and I was nearly about to pull the trigger since every man, woman, child, and dog was telling me to buy. I’m extremely glad I didn’t because I’d be underwater over $50,000 since I would of had to offer over asking to buy. Real estate prices have finally seemed to cool down here in Vegas now that interest rates are around 5%, inventory is growing steadily, more of the 1.7 million new home starts in 2021 get completed this year, foreclosures are creeping back, evictions are back in play, and banks are calling for recession soon. The conditions have finally changed and it feels good to have been patient and not levered up on property at sky high levels like everyone was telling me to do. There’s gotta be heavier downsides now that the stimulus morphine is wearing off, inflation fight gets stronger due to the Ukraine war, and recession hits full force?
