I have been looking for homes for a few months now falling short or discovering something insane. I found basically the perfect place the seller listed it at 250k I offered 270k with 5k towards their closing.
Offer was accepted I was excited everything going well. They dug into my finances to be sure I could afford it and requested to speak to my lender. Everything checked out. I had the money Loan Approved all is well. We had a ratified contract. Closing was on the 7/2/2021 around the 7/1/2021 they asked for an extension till 7/20 this was because they where in bankruptcy and needed court permission to sell.
Why did we just find this out in the final hour. We granted them the time because we heard in alot of cases if you are under contract the court will let you go if the money and everything is good.
We already went through the appraisal everything at this point. The house appraised 270k. Literally on the money.
Then the seller hits us with can we wave all our feess for our agents because they don’t have the money to close at all and they owe 300k on a house they purchased for 250k.
I missed out on so many houses and opportunity in extremely frustrated because of all of this I’m now going to be an apartment with my new wife instead of the house I was going to surprise her with. I don’t know what to .
