How to tell a seller that their house is shit and under offer them?

House is listed at $530k has been on the market for more then 6 months, its fell out of contract twice and has been price dropped and unlisted relisted a couple times Its on a main road and has no back yard.

They are legit having 3 open houses a week friday saturday and sunday for the past couple weeks, they really want to get rid of this home.

Im thinking about offering something extremely under offer to just use the house as a office.

I would like to offer $300k, the house to live in would be absolute torture, no one would want to live here so its useable to me as just a office.

Its also in a area that I predict will be dropping in the near future greatly is there any way to make homeowners understand and not insult them just tell them why i would be offering so low?
