I’m considering selling my house and watching other homes for sale in my “hot” neighborhood to get an idea of this changing market. Up until a month ago every house in my neighborhood would be under contract at full or over list price within 3 days of listing. Right now there are 3 houses for sale, one up for 19 days with a 5% reduction from list price ,another up a week with no offers and the other going under contract within 5 days of listing. Out of curiosity I looked at who was representing the homes. The house that went under contract quickly has a very active realtor who has sold 70 houses in the last year while the other 2 have realtors that seem to be low volume sellers. One of the realtors has only sold 1 house in the last year and 2 houses in the previous year. The other realtor looks like they have been inactive for a few years and now has 2 listings after coming back into the profession. What I’m trying to gauge is if these homes are sitting because of the state of the market, the realtors that represent them being very low volume or a combination of both.
