Hey y’all, trying to help my parents sell their home and wanted to get opinions on how much “fixing up” to do.

Items that are good: All paint done in last couple years Hardwood floors in good shape Kitchen is redone and modern Bathrooms redone and modern
Items in question: Carpet. Original and showing wear Landscaping. maintained, but “modern” Basement is partially finished (studs and drywall only)
In my opinion, they sell as is in a hot market.
They argue that putting an extra $10k- 15k will bring in more offers because people only have X as a down payment and if they have to withhold some of their down payment for this, the home becomes too expensive.
