I have four rentals. Below is a table of what I paid for them, how much they currently rent for, and how much they are worth now based off comps.

My places all cash flow pretty well, but seeing the huge jumps in appreciation are making me think I should just take the bag and run lol. Especially for House 1 and 3. But I would just park any money in stocks. For some reason, owning real estate feels more secure to me. Like if I had equivalent equity in houses, I’d sleep slightly better at night than if they were in stocks. I’m not sure why… Maybe because my plan was always to buy more and more rentals and hold them, only dumping them one by one when I retire. So selling would feel weird, even though I’d make a ton of money. Maybe that’s emotional attachment to a dream and not enough business sense, so I figured I’d ask reddit.
How much appreciation is enough to sell your high performing rentals? They are all in pretty good shape (new roofs, furnaces) and I probably spend maybe 5 hours a month managing them.
