How do you market a house in a Austin neighborhood that no one knows about?

I live in the coolest Austin neighborhood that no one seems to know about. It is moments away from the Domain and the new Apple facility. The Movie Bernie was shot in this neighborhood, the upcoming HBO series Love and Death was recently shot across the street from my home. The neighborhood is so hidden away that years ago the reporter on the traffic beat for the Austin American Stateman was shocked to find out this this neighborhood existed.

My house is fully updated and priced $250,000 below what the tax man (TCAD) lists as market value. It is completely updated inside and out with a pool, outdoor grilling area, pergola on a flat tree filled acre lot. It is zoned for good Austin schools. But the majority of homes in my zipcode are tract homes except for this little hidden enclave of about 25 or more homes on acre or larger lots. My home is one of the smallest at 3400 square feet. A new home across the street from my house has recently been completed and is approximately 10,000 square feet!!!! But this was a private deal and was never listed on MLS.

How do you market a home like this? My agent has done a great job with photos, but we have had minimal traffic through our home. If you want a higher end home in Austin and search by zipcode on Zillow, you would never think about searching in my zipcode since no one seems to know that these high end homes exits. My neighborhood doesn’t even feel like you are living in the city since the houses are so spread out and some my neighbors have chickens, goats, miniature horses. It’s really a magical place and all of my friends are shocked that my house hasn’t sold.

So, what needs to be done to drive more traffic traffic through our home? We don’t have to sell now (we were just was thinking about downsizing since my kids have all moved out), so lowering my price (we did lower it one time) isn’t an option worth considering especially since the appraised value by Travis County based on their comps is $250,000 higher.
