how do I make my dream of a couple acres a reality

We purchased our home via an FHA loan in 2017, at 175k with a deferred 2nd mortgage/down payment assistance of almost 7k. We initially dreamed of living rurally and having our own hobby farm, as we both come from small towns, but it just wasn’t in the cards at the time. The home values in our area have, of course, gone way, way up and we would like to sell early next year. We hope to profit around 150-175k once all is said and done. We started out envisioning buying another home with a couple acres, but as I have browsed, I have come to the conclusion we may not have as much buying power as we had hoped we would, and maybe we could purchase land outright and build once we procure construction financing(if that is even possible) This isn’t ideal (we would be living in an RV) as we have a toddler and I am caring for my father with late stage cancer, but we desperately want to leave our area before our son starts school, and frankly we are just sick of this house. I am not sure who to talk to, or what to do to get the ball rolling, and I tend to get very overwhelmed and anxious trying to figure out how to begin the transition.

We have decent credit(over 700) my husband has a student loan for 20k ☠ and makes around 70-80k annually. We are in WA, currently in Tacoma and hoping to buy in Lewis County, either Onalaska or Chehalis.
