As the title says. Have a 4 bed 1 bath home under contract. 1445 SQ, unfinished basement nice lot. Home was on the market for 285,000 we got it for 280,000. Loan is ready to go. Just got the appraisal and it was appraised at 245,000. I do have an appraisal contingency so I can back out but we wanted to contest the appraisal. The appraiser used a total of 8 comps. 3 of the comps were homes that were 2BR and 1 Ba selling for about 200K which significantly lowered the appraised value. As mentioned we plan on seeing if we can get another appraisal done with the argument that wrong comps were used. Has anyone had any luck doing this?
