my boyfriend and I are first time home buyers. we absolutely fell in love with a house on an acre of land at the low end of our budget. the only issue with the house is that the septic tank is not up to code. the only reason it is not up to code is because the inspector couldn’t find the bottom of the tank. the owner stated that there haven’t been issues with the septic and it’s been running fine. another issue is that the soil testing done for a replacement system site found that the lot will not support a replacement due to the high ground water. if the septic tank holds up for a while, is high ground water something that can change where we would be able to move forward with a replacement septic? and if that isn’t the case and we had to go with a holding tank instead, would it be worth it?
again, we absolutely love this house and have not seen anything else at this price for what we would be getting. the house had $30,000 worth of foundation repairs and is a very sturdy and well built house
