HELP ME STRUCTURE THIS DEAL!!

I need help structuring this deal. Long story short- I’m trying to buy some farm land to build on. I found a landowner with the perfect property that fits what I’ve been looking for. It’s broken into two tracts. One is 38 acres, and the other is 33. The problem is that he won’t sell only one tract of it to me. He said he’d only sell if I bought it all. I can’t afford to buy all 71 at once, so I’m lost on how I can save this deal if I even can. Is there a way to structure it as maybe an agreement to purchase later on? His reasoning behind wanting to sell all at once is “he just wants to be done with all of it and not hang on to just one t
