Getting out of builder contract

Does anyone have experience of getting out of a builder contract? We are in colorado and signed for a new build back in June- our situation changed and now we are having a baby and my younger brother moved in with us so this house is too small. It is still in the foundation stage- we found another house that suits us better and want to withdrawal our contract- we understand we will lose our deposit. I’m just afraid the seller will try to come after us for damages- does anyone have experience with this?
