So we finally closed on our condo and seller vacated on time. However, we have run into yet another issue. This is a very secure building. You cannot get into the building, common areas, garage, etc. without a building key; building key copies require a master signature card so you can’t bring it to a random locksmith for a copy. You can get in through front door if you are programmed on the entry board. HOA is self managed. You can tell it’s the type of place where everyone knows one another and has forever. Good and bad with that of course. Therefore there is not a lot of planning or professionalism. On the plus side, the books are VERY good (healthy reserves, few renters, etc).
During the escrow process, we learned that the seller only had one building key. We were told that we could request one after close but not before (we found out too late into escrow to add it on). Headache, but okay. Condo board knew he was selling and knew the approximate close date. Important context – we live about 2.5 hours away from this condo. We plan to do renovations prior to moving in.
We close and I reach out to HOA. I get a “Welcome to the building, I’ll be back in 2 weeks. You can get the extra key and programmed into the building then.” Clearly this is NOT okay. We are two people and now only one of us can gain access to the building. This also means when our contractor comes on site, we would need to give him our ONLY building key so we have no access while he is working OR stay all day while he works to let him on/off site and retain the key (again, this is a 5 hour round trip for us so we would have too take time off work).
I’ve written to the HOA Board Chair (who is the only person who can issue these keys) and proposed the following potential options to her. I’m curious if there is anything else I’m missing:
Another board member who can provide us a key. Building locksmith able to sell us a key. Another owner who doesn’t need a spare that we could buy from “for a premium.” Someone to program us in so at least we could park on street and access the building for now.
Is there anything else I’m missing? Suggestions?
