My wife and I bought our house in 2015 and it was listed at 1650sqft, 3bd2ba. The previous owners added a large den in the back of the house that we currently use as the master bedroom, since the old master bedroom was right in the middle of the house and got no sunlight. The house currently has 4 rooms total including the den that we are using as our master, but it wasn’t listed as a bedroom.
To enter the den, you have to step down (it’s the only step in the entire house) so it is not on the same raised foundation / platform as the rest of the house. The 2nd bathroom is only accessible from the den (so we use it as our master bathroom, even though it is small) but you have to step UP into the bathroom since the bathroom is on the same platform / foundation as the rest of the house.
Since the den was an add on, there are no central vents that go into the room, but it does have windows and we installed a mini-split AC system in it. The den also has closet space.
Now, I know I should know this, but unfortunately I don’t. My wife purchased the house before we were married and I technically just sort of moved in and wasn’t curious about the details until now. But my questions are:
Is our current master bedroom / den counted towards the 1650sqft? If not, is it possible to have it counted as a bedroom when it comes time to sell the house? What do I need to do in order to get it counted as an actual bedroom?
We essentially want to have the den counted as a bedroom because we may want to tear out the old master bedroom in the middle of the house and have our kitchen / living room be open concept. If we do that WITHOUT the den being counted as an official bedroom, then the house would be listed as a 2bd2ba when it comes time to sell. We would much rather have a nice, updated open concept living area that is a 3bd2ba.
