FTHB, we just started house hunting recently and got our offer accepted on a house in pretty hot market in norcal. We’ve heard stories of people taking months and even years but we only offered on our second house and got it…is there a catch? I can’t help but feel like it’s too good to be true or that I’m doing something wrong.
The house is pretty decent, just needs some remodeling, but appears in good condition, low hoa, and convenient location. We wanted to give it a shot anyway, put an offer only slightly above listing, with inspection contingency, waived appraisal and we won without contest… is this normal? Were we lucky or are we falling into a trap?
Our agent said the seller is out of town having a baby and is really busy so hasn’t sent over any disclosures yet but still accepted our offer. We do still have inspection contingency to back out on if there’s something wrong with the house. But we really like this house and are already packing just in case. We set up an inspection date, and I’m still doing lender paperwork and I put in my earnest deposit and getting home owners insurance quotes…
I cant help but have a bad feeling like this isn’t gonna work out. Or that I’m getting scammed or that appraisal is gonna say this house is worth garbage, house full o termites etc… am I overthinking? Sorry this all new to me so I’m worried. Our lender wants to close in 21 days so it feels like everything is going so fast.
